01 · Prices

Up 8.1% in a year — far ahead of the UK.

Liverpool prices dipped by about 2.7% over the winter, from £181,900 in December 2025 to £177,100 in February 2026. Since then they have risen every month, reaching £189,000 in July, 8.1% above a year earlier and nearly twice the North West's 4.4%.

That growth comes from a low base: the average Liverpool home still costs less than three-quarters of the UK average of £273,000.

03 · Outlook

What the forecasters expect.

Neither Savills nor JLL publishes a Liverpool-only forecast. Both cut their national 2026 forecasts after mortgage rates rose this spring, and both expect more affordable markets to hold up better. Liverpool, with prices well below the UK average, is exactly that kind of market.

JLL expects UK prices to end 2026 broadly flat (−0.5%), noting that some more affordable markets should end the year in positive territory.

JLL, Residential Forecasts 2026–2030

JLL has upgraded its rent forecast: UK rents are now expected to rise 3.5% in 2026 and 16.5% over the five years to 2030.

04 · Why tenants choose Liverpool

Four engines of demand.

01

Universities

The University of Liverpool, Liverpool John Moores and Liverpool Hope bring tens of thousands of students to the city every year, and many graduates stay on to rent.

02

Airport

Liverpool John Lennon Airport handled over 5.6 million passengers in 2025, its busiest year in 92 years and 11% up on 2024.

Football & the waterfront

Home of Liverpool FC and Everton. Everton's 52,888-seat stadium at Bramley-Moore Dock opened in August 2025, forecast to bring a £1.3bn boost to the local economy and anchor the regeneration of the north docks.

04

Value

With an average price of £189,000 against £273,000 for the UK, Liverpool offers a lower entry point and higher rental returns than most English cities.

05 · The MCG view

What this means for investors.

  • Momentum. Prices rose 8.1% in a year while rents rose 5.6%: both income and value are moving in the right direction.
  • Income first. Flats show indicative gross yields of around 7%, among the strongest of any major UK city.
  • Regeneration. The new Everton stadium and waterfront schemes are reshaping the north of the city centre.
  • Choose carefully. Low prices vary a lot street by street. Asset selection and good management matter more than the headline.
