01 · Prices

A short dip in 2026, now recovering.

Manchester prices eased by about 3.5% between January and April 2026, as mortgage rates rose after late February. Since April they have climbed back to £252,300 in July, still 1.2% above a year earlier.

For buyers, that dip is a window: prices are close to their 2024 peak, while rents have kept rising.

03 · Outlook

What the forecasters expect.

Both Savills and JLL cut their 2026 forecasts after mortgage rates rose this spring. Both still expect growth to return from 2027, with northern cities including Manchester among the stronger markets.

04 · Why tenants choose Manchester

Four engines of demand.

01

Universities

The University of Manchester, Manchester Metropolitan and Salford together make Greater Manchester one of the UK's largest student cities, feeding a steady stream of graduates into the city's rental market.

02

Airport

32.1 million passengers in 2025, a record and up 4%. The UK's third-busiest airport, with a £1.3bn new Terminal 2 completing in 2026 and direct routes across the Gulf, Asia and North America.

03

Football & Old Trafford

Home of Manchester United and Manchester City. The £7.3bn Old Trafford regeneration plans 15,000 new homes and up to 48,000 jobs around a new 100,000-seat stadium, led by Lord Coe.

04

Jobs & economy

A deep base of professional, media, tech and science employers across the city centre, MediaCityUK and the Oxford Road corridor keeps working tenants coming in and graduates staying on.

05 · The MCG view

What this means for investors.

  • Entry point. Prices softened in early 2026, while rents rose 4.2%. That gap favours buyers with cash or modest borrowing.
  • Income first. Flats offer indicative gross yields of around 7%, well above most London and southern markets.
  • Long runway. Airport growth, Old Trafford and the university pipeline support tenant demand well beyond this cycle.
  • Choose carefully. JLL notes buyers are more sensitive to high service charges on new-build apartments. Asset selection matters.
